Challenge

Transforming Westpark Exchange—an outdated four-story commercial office building in Maryland Farms, Brentwood, TN—into a modern, functional destination for businesses required overcoming significant structural and layout limitations. The original building suffered from outdated infrastructure and dark, aging finishes that no longer suited the demands of today’s corporate teams. Key hurdles included retrofitting a brand-new fire sprinkler system throughout the entire structure, completely gutting the existing lobby and updating restrooms, and tearing out old tile. Furthermore, the vision required integrating highly specialized features for distinct tenants, like installing glass storefront windows to showcase first-floor offices. Our design team worked with the tenant in building a custom large-scale training room. The building owners spent time and attention in the layout of a dedicated amenity lounge and shared conference room without compromising the building’s flow.

Approach

To breathe new life into the property, the Avenue Construction team took a collaborative, highly tailored approach, working hand-in-hand with architects and incoming tenants to custom-design spaces around each group’s specific operational needs. Our crews completely revamped the main lobby and restrooms with sleek new floor tile, modern light fixtures, and open glass storefront views. We crafted an inviting amenity area complete with dual functional zones—featuring a vending space, water station, and high-top seating on one side, paired with comfortable café tables and couches on the other. As we put the final touches on the third and fourth floors to prepare them for future tenants, Avenue Construction has successfully turned an old-fashioned office building into a dynamic commercial hub—demonstrating our core expertise in full-scale office remodeling and tenant build-outs.
